Housing Is One of the Biggest Consumer Constraints
Housing affordability remains a major issue in California.
The California Association of REALTORS® reported that in the second quarter of 2026:
- Only 19% of California households could afford the median-priced single-family home.
- The California median home price was $916,750.
- A qualifying household needed approximately $228,400 in annual income.
- The estimated monthly payment was $5,710.
- The effective mortgage rate was 6.54%.
For the Los Angeles metropolitan area, C.A.R. reported that only 17% of households could afford the median-priced home, about $860,000, which required about $214,400 in annual income.
These numbers are not San Fernando Valley-specific, but they provide an important picture of the housing environment surrounding Valley consumers.
